Big Data And Big Money Leave Houston Real Estate Investors With Crumbs

The reckoning has begun for Houston's community of residential real estate investors and entry-level home buyers. Big money and new software has them out-manned and out-gunned.

Houston, United States - August 14, 2019 /PressCable/ —

“Artificial Intelligence, sophisticated software, massive databases, one minute analyses – Houston home buyers and house investors don’t stand a chance against this army of information,” stated Raymond Campbell of HoustonHomeBuyers.net, “we are real estate professionals in danger of extinction. Some of us will survive on the fringes of the real estate market but I think this is an unstoppable force in residential real estate.”

If a residential property did not sell through a realtor and listed on the Multiple Listing Service (MLS) then it usually was a property in poor physical condition. Enter the real estate professional, house flipper, real estate wholesaler, or investor. They would buy the house, resell or repair, and eventually it would re-enter the housing stock after some (or many) repairs. That model is disappearing. The new model is “Big Data and Big Money” identifying the most promising houses in seconds, making offers in minutes, buying with cash, and keeping them as rentals. The professional Houston house buyers simply cannot compete.

The home buying interest is focused on the standard 3 bedroom, 2 bath house in the $250,000 to $350,000 price range. However, a second market segment is the house priced under $200,000 which is entry-level homes and in high demand. Big Data is acquiring its data from major collectors of real estate data such as Zillow, Redfin, and the Houston Association of Realtors.

The Big Money home buyers are some of the largest hedge funds in the world. They usually use cash for their purchases because it eliminates many potential delays and roadblocks such as working with lending institutions. Cash purchases pay off liens and mortgages which streamlines the real estate transaction.

But professional home buyers in Houston are not the only ones feeling the squeeze. Retail home buyers are finding fewer and fewer options when they decide to buy. The big hedge funds have absorbed a significant amount of the supply – and usually the better houses. So Mr. and Mrs. Homeowner have fewer houses to choose from and usually they are in poorer physical shape and less desirable neighborhoods. And to add a little more salt to the wound, this increase institutional demand has and will continue to drive up home prices.

For better or worse, this is the new real estate market for investors and retail home buyers. Everyone will have to adapt.

Verona handed partial stadium ban for Balotelli racial abuse

Dec 16, 2019

ROME — Hellas Verona will have part of its stadium closed for one match as punishment for its fans racially abusing Mario Balotelli. The Brescia striker threatened to leave the field because of the racist chants directed at him by Verona fans during Sunday's match, which was suspended for several minutes. The league says Verona's "poltrone est" — the sector where the chants came from — will be closed for one match. The league says the chants "were clearly audible" but adds that there were chants of support and applause from other parts of the ground. Balotelli, who is black,...

Dec 16, 2019

ROME — A parachutist landing on the center of the field briefly disrupted Inter Milan's 4-3 win over Sassuolo in Serie A on Sunday. The intrusion came just before Romelu Lukaku was to take a penalty for the visitors. Security agents quickly escorted the parachutist away and Lukaku was unperturbed as he converted the spot kick for his second goal of the match. Lautaro Martinez also had a brace for second-place Inter, which moved back within a point of eight-time defending champion Juventus, which beat Bologna 2-1 a day earlier. It was an emotional day for Sassuolo, which was playing...

Dec 16, 2019

SOFIA, Bulgaria — Bulgarian Prime Minister Boyko Borissov condemned the racist behavior of his country's soccer fans on Tuesday, a day after the national team played England in a European Championship qualifying match. "It is unacceptable that Bulgaria, one of the most tolerant countries in the world where people of different ethnicities live in peace, to be associated with racism and xenophobia," Borissov wrote in a post...

Proud papa: Balotelli scores as daughter watches in Napoli

Dec 16, 2019

ROME — Playing before friends and family members may be the biggest inspiration for Mario Balotelli at this point in his nomadic and controversy-filled career. Having signed with Brescia after three years away from the Italian league, Balotelli plays his home matches a stone's throw from the house that he grew up in. And on Sunday, Balotelli carried Pia, his six-year-old daughter, onto the field with him before Brescia's match at Napoli as the players lined up for the Serie A anthem. His daughter lives in Naples with her Neapolitan mother and was wearing a Napoli uniform. The hosts took...

Dec 16, 2019

An own goal from Brescia defender Jhon Chancellor and Miralem Pjanic's second-half strike saw Juventus come from behind after Alfredo Donnarumma's early opener. "We are proud of what we have done," Donnarumma said. "Mario is accustomed to different movements, so we communicate a lot on our movements off the ball. Playing alongside him is an honor for me and I hope we can do a lot of things from now on." It...
